Terms & Conditions

  1. Booking & Payment A 50% deposit is required to secure a booking. The remaining balance is due 3 days before check-in. Payments can be made via bank transfer, M-Pesa, or online payment platforms.
  2. Check-in & Check-out Check-in time: From 2:00 PM
    Check-out time: By 11:00 AM

    Late check-out is subject to availability and may incur additional charges.
  3. House Rules Oubaitori is a no-smoking property indoors. Smoking is only allowed in designated outdoor areas.
    Guests must respect the peace and privacy of neighbors and other guests.
    Any damages caused by guests will be charged to the responsible party.
  4. Maximum Occupancy The house accommodates up to 8 guests. Additional guests require prior approval and may incur extra charges.
  5. Children & Pets Children of all ages are welcome, but parents/guardians are responsible for their safety.
    Pets are not allowed unless prior arrangements are made.
  6. Security & Liability Guests are responsible for their belongings. Oubaitori is not liable for loss, theft, or damage of personal property.
    For security reasons, only registered guests are allowed on the property.
  7. Events & Parties Private events may be allowed with prior approval. Additional fees and rules may apply.
    Loud music and disruptive behavior are strictly prohibited after 10:00 PM.
  8. Internet Usage We provide high-speed Starlink Wi-Fi for free. Guests agree to use the internet responsibly and not engage in illegal activities.
  9. Cancellation & Refund Policy Guests acknowledge and agree to the cancellation policy stated below.
  10. Governing Law These Terms & Conditions are governed by the laws of Kenya, and any disputes will be handled in accordance with local jurisdiction.

Cancellation Policy

  1. Flexible Cancellation (Up to 7 Days Before Check-in) Guests who cancel at least 7 days before check-in will receive a full refund. Any bank or transaction fees incurred will be deducted from the refund.
  2. Partial Refund (3–6 Days Before Check-in) Cancellations made 3–6 days before check-in will receive a 50% refund of the total booking amount.
  3. No Refund (Less Than 3 Days Before Check-in) Cancellations made within 72 hours (3 days) of check-in are non-refundable.
  4. Early Departures & No-Shows Guests who leave earlier than their scheduled check-out date will not be refunded for unused nights. No-shows will be charged the full booking amount.
  5. Rescheduling Policy Guests who wish to reschedule at least 5 days before check-in may do so without penalty, subject to availability. Rescheduling requests made less than 5 days before check-in will be subject to a 20% rebooking fee.
  6. Force Majeure Clause In the event of unforeseen circumstances (e.g., natural disasters, pandemics, government restrictions), we may offer a full refund or reschedule your stay at no extra cost.
